Manor Place NW is a quiet, block-long street in D.C.'s Park View neighborhood. Selling points for homes there include walkable distances to the Metro and to the bustling Georgia Avenue commercial district. And Manor Place has no through traffic because it dead-ends at the bucolic campus of the Armed Forces Retirement Home.

Congressional Properties snapped up two adjacent three-story brick rowhouses on the street in 2022 and turned them into six condominium units: four with two bedrooms and two bathrooms and two with three bedrooms, two full bathrooms and a powder room. Five are now on the market, with prices starting at $600,000.

Built as single-family homes in 1907, as residential development pushed northward from downtown, 426 and 428 Manor Pl. are part of a row of similar houses with broad front porches.

Many rowhouses in D.C. have an industry-standard 20-foot width, but these are two feet wider, which allowed for an oversize island in the kitchen, deeper closets and larger living areas. The designer overseeing the condo conversion also enlarged the windows, retained the nine-foot ceilings and created a private entrance for each unit.

Each unit has large-format porcelain tile floors in bathrooms, quartz countertops in the kitchens and a full-size washer and dryer. The two penthouse units have walk-in closets in two bedrooms, and a third bedroom could be used as an office and has a roof deck with views of the Capitol and the Washington Monument.

The houses have almost 40-foot-deep backyards that the developer divided to create private yards for each of the four units on the lower levels and first floors.

“What’s unique is that every unit has private outdoor space,” said D’Ann Lanning, executive vice president of Trent &amp; Co. at Compass Real Estate.

The yard attracted first-time home buyer Katie Preska to the property. She rented an apartment in the Kalorama neighborhood for years while shopping for a place to purchase. She estimates that she looked at thousands of properties online and visited six or seven as she searched for that elusive garden to enjoy with her 5-year-old Australian labradoodle, Harriet.

Some condos had concrete patios but no grassy yards.

“I was looking for a yard,” she said. “Elevators, trying to find a spot for [Harriet to go to the bathroom] on the sidewalks? I was so done with that.”

But as a single woman whose friends lived in the city, Preska did not want to move to the suburbs.

“I love D.C. and wanted to find a place to call home,” she said. At 426 Manor Place, she saw a two-bedroom unit with a private yard, and she knew that she had found her home.

The grounds of the Armed Forces Retirement Home are tantalizingly close for neighborhood runners and dog walkers, among others. But public access to the 270-acre property — the topic of community debate for years — is generally limited to public events, such as the July Fourth celebration and the annual Christmas tree lighting. The landmark President Lincoln’s Cottage, now a nonprofit museum, is also on the campus.

The Gothic-revival cottage provided Abraham Lincoln and his family a respite from the summer heat downtown, and it is where he wrote the first draft of the Emancipation Proclamation. Today the bustling museum, generaly open daily from 9:30 a.m. to 4:30 p.m., hosts many public events — such as the popular Homecoming and the Bourbon &amp; Bluegrass fest — that give visitors a chance to explore some of the grounds.

One way to access the grounds at other times is through the Friends of the Soldiers Home, which allows a limited number of people to purchase a pass for $50 (background check and photo required) to walk the property.

After learning about that option, Preska researched how to sign up.

The private yard and the neighborhood made all the for difference. “It was important to have a space for [Harriet] here,” she said. “That’s what’s important to me, that it makes me feel good and is for her to enjoy as well.”

Transit: The Georgia Avenue/Petworth Metro station, on the Green Line, is a half-mile away. The Columbia Heights station, also on the Green Line, is about a mile away. Metrobus Route 70 runs on Georgia Avenue and Seventh Street between Silver Spring, Md., and the National Archives Building in downtown D.C.

Nearby shops and restaurants: Giant and Target are less than a mile from Manor Place. Neighborhood shops and eateries — including Call Your Mother Deli, Midlands Beer Garden, Tabla, St. Vincent Wine, and Yoga Heights — are on Georgia Avenue, within a mile of Manor Place.

Schools: Bruce-Monroe Elementary, MacFarland Middle, Roosevelt High

Parks and recreation: Park View Recreation Center, at 693 Otis Pl., is about a five-minute walk away and has a playground, a children’s pool, picnic tables and a running track. Wangari Gardens, a community garden and park, is about five blocks away. The 426-428 Manor Pl. condos are less than a block from the 270-acre Armed Forces Retirement Home, but public access to the campus is limited.
